Hi. I’m Dane Carlson—founder and CEO of Sitehunt, economic developer, writer, podcaster, and long‑time entrepreneur based in the Houston region.
Before Sitehunt, I served as the Director of Economic Development for Galveston County, Texas, worked in chamber and business attraction roles, and helped communities land more than $5 billion in industrial investment. I also host and publish the Econ Dev Show podcast, newsletter, and blog, where I’ve interviewed hundreds of economic developers across the country about what’s working (and what isn’t) in the profession.
The pattern was always the same: a site selector calls, asks for properties that meet a specific set of criteria, and the whole office freezes. We’d dig through PDFs, spreadsheets, GIS portals, and old emails trying to answer basic questions about utilities, zoning, and workforce. By the time we had a response, we knew an opportunity might already be gone.
I built Sitehunt to fix that.
Sitehunt is the tool I wished I’d had—a browser‑based, AI‑powered property database and RFI automation platform that:
- Enriches sites automatically with utilities, zoning, infrastructure, workforce, and environmental data.
- Guides you through the questions site selectors actually ask, not just whatever happens to be in a spreadsheet.
- Scores and ranks sites against real project criteria and assembles response packages in minutes instead of days.
My goal with Sitehunt is simple: remove the “tedious research” part of the job so economic developers can spend more time on relationships, strategy, and telling their community’s story—and less time copying, pasting, and hunting for data.
If you’d like to see how it works with your sites and RFIs, I’d love to talk—start on the Features page or reach out directly.
